आना, रोपनी, बिघा, कठ्ठा र धुरबीच अलमलमा हुनुहुन्छ? यो गाइडले नेपालका दुई जग्गा नाप प्रणालीलाई ठ्याक्कै वर्ग फिट रूपान्तरण र खरिदकर्ताका लागि व्यावहारिक उदाहरणसहित बुझाउँछ।

दुई प्रणाली, एउटै देश

ग्राहकहरू भूखण्ड लिएर आउँदा पहिलो अलमल प्रायः एकाइकै हुन्छ। नेपालमा दुई अलग जग्गा नाप प्रणाली छन्: पहाडी प्रणाली (रोपनी–आना–पैसा–दाम), काठमाडौं उपत्यका र पहाडी जिल्लामा प्रयोग हुने, र तराई प्रणाली (बिघा–कठ्ठा–धुर), मधेशमा प्रयोग हुने। तपाईंको लालपुर्जामा क्षेत्रफल यीमध्ये एकमा लेखिएको हुन्छ — त्यसैले किन्नु, बेच्नु वा डिजाइन गर्नुअघि दुवै बुझ्नु र वर्ग फिटमा रूपान्तरण गर्नु आवश्यक छ।

पहाडी प्रणाली: रोपनी – आना – पैसा – दाम

  • १ रोपनी = १६ आना = ५,४७६ वर्ग फिट (≈ ५०८.७४ वर्ग मिटर, ७४ × ७४ फिटको वर्ग)
  • १ आना = ४ पैसा = ३४२.२५ वर्ग फिट (≈ ३१.८० वर्ग मिटर)
  • १ पैसा = ४ दाम = ८५.५६ वर्ग फिट
  • १ दाम ≈ २१.३९ वर्ग फिट

त्यसैले काठमाडौंको सामान्य "४ आना" भूखण्ड भनेको लगभग १,३६९ वर्ग फिट हो, र "८ आना" (आधा रोपनी) लगभग २,७३८ वर्ग फिट।

तराई प्रणाली: बिघा – कठ्ठा – धुर

  • १ बिघा = २० कठ्ठा = ७२,९०० वर्ग फिट (≈ ६,७७२.६ वर्ग मिटर)
  • १ कठ्ठा = २० धुर = ३,६४५ वर्ग फिट (≈ ३३८.६ वर्ग मिटर)
  • १ धुर ≈ १८२.२५ वर्ग फिट (≈ १६.९३ वर्ग मिटर)

तराईका सहरमा आवासीय भूखण्ड सामान्यतया कठ्ठा र धुरमा भनिन्छ — जस्तै "१ कठ्ठा" भूखण्ड लगभग १०.६ आना पहाडी भूखण्ड बराबर हो।

  • लालपुर्जामा क्षेत्रफल आधिकारिक एकाइमा हुन्छ — नापी नक्सा लाई जमिनमा बारिएकोसँग सधैं भिडाउनुहोस्; मिचान र कागज-जमिन फरक सामान्य समस्या हुन्।
  • उपत्यकामा जग्गाको भाउ प्रति आना र तराईमा प्रति कठ्ठा/धुर भनिन्छ — स्थानहरू तुलना गर्न प्रति वर्ग फिटमा रूपान्तरण गर्नुहोस्।
  • बाटो विस्तार (सेटब्याक) को नोक्सानीमा ध्यान दिनुहोस्: बाटोमा २ फिट गुमाउने ४ आना भूखण्डले तपाईंले तिरेको उपयोगी क्षेत्र गुमाउन सक्छ।

When comparing plots or calculating construction area, converting everything to square feet first avoids costly mistakes.

Get a licensed surveyor (amin) to re-measure against the Napi map before buying or building. Paper-versus-ground mismatches are among the most common land disputes in Nepal. A trace (surjimin) from the survey office maps your Lalpurja boundaries onto the ground precisely. Resolve any discrepancy before payment — after purchase it becomes your problem, and a few missing feet on a small urban plot can change what you are legally allowed to build.
