नेपालमा घर बनाउन साँच्चै कति समय लाग्छ? चरण-चरणको यात्रा — डिजाइन, नक्सा पास, जग, संरचना, फिनिसिङ — यथार्थपरक अवधि र हरेक चरणमा के जाँच्ने सहित।

"कति समय लाग्छ?" हरेक ग्राहकको पहिलो प्रश्न हो, र नेपालमा सामान्य २.५ तले घरका लागि इमानदार जवाफ अन्तिम डिजाइनदेखि सर्नसम्म १२–१८ महिना हो — र त्यसअघि डिजाइन र नक्सा पासका लागि २–४ महिना। छिटो सकिएका निर्माणले प्रायः क्युरिङ वा योजना छोडेका हुन्छन्; दुई वर्ष नाघेकामा प्रायः सही समयमा निर्णय, नक्सा वा पैसा पुगेको हुँदैन। पूरा क्रम, यथार्थपरक अवधिसहित, यहाँ छ।

चरण ० — डिजाइन र नक्सा पास (२–४ महिना)

  • साइट नाप, माटो परीक्षण, अवधारणा र अन्तिम नक्सा: समयमै निर्णय भए ४–८ हप्ता।
  • पालिकामा नक्सा पेश, १५-दिने सार्वजनिक सूचना, सुधार र स्वीकृति: सामान्यतया १–२ महिना।
  • जाँच: नक्सा जमिनको वास्तविकतासँग मिल्छ, सेटब्याक पुष्टि, NBC अनुसार संरचनात्मक डिजाइन।

चरण १ — साइट तयारी र जग (१.५–२.५ महिना)

  • भूमि पूजन, साइट सफाइ, लेआउट मार्किङ, उत्तर-पूर्वबाट खनाइ।
  • फुटिङ, जगका कलम, प्लिन्थ बिम र माटो भर्ने; प्लिन्थ स्तरमा DPC।
  • जाँच: खनाइको गहिराइ माटो रिपोर्टसँग मिल्छ; हरेक ढलाइअघि नक्सा अनुसार डन्डी; कंक्रिट कम्तीमा ७ दिन क्युरिङ।

चरण २ — संरचना: कलम र स्ल्याब (प्रति तला १–१.५ महिना)

  • हरेक तलाको चक्र: कलम → बिम/स्ल्याब फर्मवर्क → डन्डी → ढलाइ → क्युरिङ। २.५ तले फ्रेमलाई सामान्यतया ४–६ महिना।
  • स्ल्याबलाई भार दिनुअघि कम्तीमा १४–२१ दिन प्रोपसहितको क्युरिङ चाहिन्छ — यसमा कसैलाई हतार गर्न नदिनुहोस्।
  • जाँच: कलमको ठाडोपन, हरेक ढलाइको क्युब टेस्ट, बिम-कलम जोर्नीमा स्टिरपको दूरी (भूकम्पीय-महत्त्वपूर्ण विवरण)।

चरण ३ — इँटाको काम र छत (२–३ महिना, ओभरल्याप हुन्छ)

  • बाहिरी र पार्टिसन पर्खाल, लिन्टेल, भर्याङ फिनिसिङ, प्यारापेट।
  • उत्तर-पूर्वतर्फ छतको ढलान, जलरोधक, दक्षिण-पश्चिममा माथिल्लो ट्याङ्कीको आधार।
  • जाँच: पर्खाल ठाडो, इँटा राख्नुअघि भिजाइएको, जोर्नीमा उचित बन्धन।

चरण ४ — सेवा रफ-इन (१–१.५ महिना, ओभरल्याप हुन्छ)

  • बिजुलीका कन्ड्युट, प्लम्बिङ लाइन, सरसफाइ निकास — प्लास्टरअघि, कहिल्यै पछि होइन।
  • जाँच: ढाक्नुअघि प्लम्बिङको प्रेसर टेस्ट; लुकेका लाइन भएका हरेक पर्खालको फोटो।

चरण ५ — प्लास्टर, भुइँ र फिनिसिङ (३–५ महिना)

  • भित्री/बाहिरी प्लास्टर, भिजाइने क्षेत्रको जलरोधक, टायल, ढोका-झ्याल, भान्छा र बाथरुम फिटिङ, रङ।
  • बजेट र समय यहीँ सबैभन्दा बढी चिप्लिन्छन् — फिटिङ र फिनिसिङ निर्णय महिनौं अघि गर्नुपर्छ, अहिले खोज्ने होइन।
  • जाँच: रङअघि प्लास्टर क्युरिङ, टायलको ढलानले सही निकास, खोक्रो टायल नहुने।

चरण ६ — सम्पन्नता र हस्तान्तरण (२–४ हप्ता)

  • गहिरो सफाइ, स्न्याग सूची, रिटेन्सन विरुद्ध दोष सुधार।
  • पालिकाको सम्पन्न प्रमाण पत्र — उपयोगिता जडान र भविष्यको बिक्रीका लागि आवश्यक।
  • शुभ मुहूर्तमा गृह प्रवेश — आनन्दको पूर्णविराम।

ढिलाइ वास्तवमा केले गराउँछ

  • बीचमै काम रोक्ने ढिला फिनिसिङ निर्णय (टायल, फिटिङ, रङ)।
  • चरणबीचको पैसाको अन्तर — ऋणको किस्ता भुक्तानी तालिकासँग मिलाउनुहोस्।
  • गलत मौसममा योजना गरिएको संरचना कामको मनसुनको सुस्तता।
  • अभिलेखबिनाका परिवर्तनले ल्याउने पुनःकार्य र विवाद।

A typical 2.5-storey RCC home takes 12–18 months of construction, plus 2–4 months beforehand for design and municipal naksha approval. Larger homes, complex sites or monsoon starts extend this. The structure phase is fairly predictable — roughly 1–1.5 months per floor including curing — but finishing is where timelines stretch, because it depends on decisions (tiles, fittings, colours) that owners often make late. Builds that finish suspiciously fast usually compressed curing time, which permanently weakens concrete. Sequencing the start so slab work avoids peak monsoon (Asar–Bhadra) also protects the schedule.
Commonly 1–2 months from submission: the municipality checks documents, publishes a 15-day public notice for neighbour objections, may request corrections, and then issues the permit. Incomplete papers or boundary disputes extend it. The predictable part is the statutory 15-day notice; the variable part is everything around it. Files move fastest when the Lalpurja, tax receipts, surveyed plot boundaries and NBC-compliant drawings are complete on first submission. A design firm that regularly files in your municipality knows its specific checklist and format preferences, which routinely saves a correction cycle.
Keep a slab moist-cured and propped for at least 14–21 days before loading it, with full prop removal per your engineer's instruction. Concrete gains most of its strength in the first 28 days — rushing this permanently weakens the structure. Curing keeps the concrete moist so cement hydration continues; skip it and the surface cracks while the core never reaches design strength. In Nepal's dry seasons, slabs need ponding or wet covering at least twice daily. This is the single most commonly shortcut step on rushed sites — and unlike a bad tile, weak concrete cannot be fixed later. Insist on the full curing period even when the contractor says the next floor is ready to start.
The completion certificate (sampanna praman patra) is the municipality's confirmation that the house was built per the approved naksha. You need it for permanent utility connections, bank valuation and any future sale — do not skip it after construction. Many owners stop at moving in and never collect this document, which surfaces years later as a problem when selling or borrowing against the property. The municipal engineer inspects the built house against the approved drawings, so deviations made during construction (extra floors, changed setbacks) become obstacles here — another reason to keep changes documented and within the approved envelope. Apply soon after completion while the paperwork is fresh.
