Locally sourced slate, machine-made bricks, and UPVC windows are the best materials for Nepal's climate. For durability and low maintenance, we recommend a mix of natural stone cladding (like slate or sandstone) and high-quality bricks. These materials handle the heavy monsoon rains and high UV exposure in Nepal much better than plain plaster and paint.
Focus on keeping the South-West heavy and the North-East light and open. In Vastu, the facade's weight distribution matters. Use heavier materials like stone on the South and West walls. Ensure the North-East side has more glass or open balconies to invite positive energy. Avoid placing toilets or heavy storage on the North-East facade.
Flat roofs work if proper waterproofing and drainage (slope) are implemented. While flat roofs are popular in modern Nepali architecture, they require expert waterproofing and a minimum 1:50 slope to prevent water logging during the monsoon. Adding a 'parapet design' or a small terrace garden can also help with thermal insulation.
Premium elevation upgrades usually add NPR 300 to 700 per sq.ft to the base construction cost. While standard construction in Kathmandu ranges from NPR 3,800 to 4,500 per sq.ft, adding premium elements like stone cladding, CNC-cut metal panels, and high-end exterior lighting will increase the budget. For a typical 3-storey house, you should budget an extra 5-10% for these aesthetic and functional upgrades.
